Big Ranch Flip
The off-market deal was 115 acres of rolling hills with beautiful views in Chappell Hill, TX. We chose not to develop it since there was a major ravine to navigate in the front of the property. Instead, we sold it as it was to an experienced developer almost immediately. The equity multiple was 1.9x and only 3.5 months from acquisition to sale. $920,000 acquisition price and $1,750,000 on the exit.

Todd Hayes has invested in real estate for 23 years. His passion for lifelong learning has had him in single-family rentals, fix and flip as well as multifamily both as an owner and passive investor before he got into his real interest in land. Seasoned negotiator and underwriter, Todd has garnished praise from his investors who have participated with him in past opportunities.

Dana Talley
Acquisitions/ Equity Hunter
Dana Talley is a research scientist by trade. Her position in a research lab was traded in for real estate when the funding was cut. She has become an equity hunter using data for a variety of land niches, large acreage/ ranches, commercial tracts, residential subdivisions, coastal properties, infill lots, and more. Dana reviews hundreds of opportunities before she brings one to investors and is responsible for the due diligence in our projects.
